Thinking about selling your home in the near future? Before you do, there are few ways to increase your home’s value. From simple, inexpensive tweaks to full-blown remodeling projects, making updates to your home not only appeals to buyers but can help you get more for the sale. However, it’s important to not go overboard. Raising your home’s value far above your neighbors can actually prevent you from making back the investment you made to update your home. With that in mind, try to keep the value of your property within 15-20% of your neighbor’s.

If you decide remodeling your home is the best way to increase your home’s value, keep these six things in mind.

1. Keep It Neutral

When remodeling your home, choose a design that will appeal to a wide range of buyers. Rather than getting too trendy, error on the side of caution and stick with neutral, timeless design choices.

2. Use High-Quality Materials

Opting for inexpensive materials may save you money but it can cause problems down the road. While expensive doesn’t always mean high-quality, it’s important to select materials that are durable and well made. On that same note, don’t DIY extensive projects if they’re out of your scope.

3. Keep the Design Consistent

When remodeling your home, make sure to keep the design style consistent with the rest of the home. If a home’s design doesn’t flow well, it may turn buyers off.

4. Bedrooms are Important

Never turn a bedroom into a bathroom! Buyers prefer homes with more bedrooms, so converting an extra bedroom into a bathroom is a bad idea.

5. Set a Realistic Remodeling Budget

Though the point is to increase your home’s value, it’s essential to set a remodeling budget that aligns with your home’s current value. For example, a $30,000 kitchen remodel doesn’t make sense in a home that’s only valued at $100,000.

6. Pay Attention to Curb Appeal

How your home looks on the outside is almost as important on the inside. In fact, homes with clean and well-maintained yards sell faster. So, make sure your curb appeal is on point; trim trees and bushes, wash windows, remove cobwebs, and clean the gutters.
