What makes a Nilson Homes Starter Home different?
Nilson Homes created this initiative because today’s housing market has pushed homeownership out of reach for too many Utah families—especially the next generation. Our goal is to create a path to ownership that helps strengthen neighborhoods and keep families close.
Owner-occupied to protect affordability
These starter homes are deed-restricted and must be owner-occupied for the first 10 years (they can’t be used as rental properties during that time). Owners may sell at any time, but the next buyer must follow the owner-occupancy rule for the remainder of the 10-year period.
Priority access for community heroes (and first-time buyers)
There’s also a priority access period designed to help first-time homebuyers, teachers, and EMS personnel get first opportunity before homes open up to the general public.

Below are the homes that will be available to reserve (inventory may change quickly). Many of these plans include unfinished basements—meaning you can start smart now and expand later with additional bedrooms, bathrooms, and rec space.

Are these homes only for first-time buyers?
Anyone can buy, but there are guidelines to keep these homes accessible, plus a priority period for first-time buyers, teachers, and First Responders.
Can I rent it out?
No—starter homes must be owner-occupied for the first 10 years and cannot be used as rental properties during that time.
Can I sell before 10 years?
Yes, but the new buyer must follow the owner-occupancy rule for the remainder of the 10-year period.
