    Position Overview:

    As a Land Development and Entitlement Expert, you will play a pivotal role in identifying, acquiring, and entitling premium land parcels to meet the growing demand for high-quality residential communities. Working closely with our executive team and leveraging the expertise of the Nilson Land Team, you will lead the charge in shaping the future of our projects.     ANNUAL 2025 GOAL:
    Provide the highest quality customer experience in the industry through the successful delivery of exceptional lots.

    KEY RESPONSIBILITIES:

    Strategic Land Acquisition:

    • Work closely with executive management to determine and qualify potential land deals.
    • Manage all aspects of land acquisitions, including sourcing, negotiating, and closing deals with an amazing team to support your efforts.
    • Build and maintain strong relationships with land sellers, large landowners, and city staff.
    • Negotiate transaction terms and prepare Letters of Intent (LOIs) and purchase and sale agreements.

    Critical Decision Making:

    • Present critical "Go/No-Go" decisions to the executive team, including:
    • Contracts for property purchases.
    • Completion of due diligence periods.
    • Land closings and finalizing key agreements.

    Leadership and Coordination:

    • Oversee due diligence efforts, including financial viability, feasibility studies, and site evaluations.
    • Collaborate with team communication and align messaging for key audiences, including city staff, elected officials, neighboring property owners, and stakeholders.

    Due Diligence and Entitlement Oversight:

    • Review and approve all due diligence materials, including:
    • Title reports, surveys, and geotechnical engineering studies.
    • Concept plans, engineering designs, and infrastructure analyses.
    • Feasibility and financial reports, including preliminary proformas and wetland impact assessments.

    Innovative Partnerships:

    • Represent the company in public hearings and community meetings to gain approvals and foster positive relationships.
    • Team and Process Coordination:
    • Collaborate with internal and external teams during the due diligence process.
    • Ensure successful execution of land closings, managing contracts and budgets to align with company goals.

    What You Bring:

    • - A passion for real estate development and building communities that matter.
    • - Proven experience in land acquisition, entitlement, and project management (5+ years preferred).
    • - Strong financial acumen with the ability to analyze proformas and feasibility studies.
    • - Exceptional negotiation, communication, and leadership skills to build trust with stakeholders at all levels.
    • - A results-driven, innovative mindset with a knack for solving complex problems.
    • - Bachelor’s degree in Real Estate, Urban Planning, Civil Engineering, or a related field (or equivalent experience).

    Residential Construction Warranty Manager

    POSITION OVERVIEW:

    Residential Construction Warranty Manager

    JOB DESCRIPTION:

    Repair and manage warrantable requests based on 2-10 HBW Construction Performance Guidelines

    KEY RESPONSIBILITIES INCLUDE BUT ARE NOT LIMITED TO:
    Responsible for warranty interactions and conflict resolutions with homeowners

    • Available to respond and review emergency warranty requests
    • Manage and assign Punchlist Manager warranty requests
    • Manage the completion of Punchlist Manager requests as notified by trade or homeowner
    • Review due today and send daily reminders to trades
    • Contact all trades weekly to follow up on the status of open warranty requests
    • Send Warranty Expiration email one month before the homebuyer warranty expires
    • Send Warranty Orientation email two weeks after the homeowner takes occupancy
    • Send Spring and Fall Maintenance emails yearly
    • Schedule appointments for Warranty Manager and Warranty Technician
    • Add new homeowner in Punchlist Manager and send Nilson Warranty Portal Letter
    • Process Trade Summary report weekly to ensure all open items are assigned to a trade
    • Work with the Purchasing Manager to achieve warranty completion timelines
    • Notify Accounting and Purchasing Manager bi-weekly of any checks that need to be held due to trade performance
    • General vehicle maintenance and cleaning
    • Manage Warranty Status Report

    QUALITIES NEEDED TO BE SUCCESSFUL:
    Proficient knowledge of general construction of the home building process
    • General construction handyman skills
    • Proficient understanding of the Punchlist Manager software
    • Excellent communication skills (both verbal and written)
    • Basic ability to read and understand building plans
    • Attention to detail
    • Ability to be held accountable for work
    • Ability to take guidance/direction from supervisor
    • Ability to look ahead and see potential problems
    • Ability to set and maintain accurate schedules
