    Job Description:
    Create and maintain an online brand campaign consisting of managing a social media calendar and posting engaging post consistent with marketing plan. You will use your tech savvy skills to engage with clients online using effective design, technical, communication, and research skills. We are looking for an enthusiastic and creative Social Media Manager to join our growing marketing team. You will be a part of an in-house marketing team who is committed to building a social media following and promote the Nilson Homes brand by driving engagement and creating an interactive community for homeowners and other key stakeholders. We need a team member who is serious about thinking outside the box and completing normal day to day social media management task such as creating a social media calendar, measuring engagement, answering customer questions, creating/promoting webinars, whitepapers, videos, etc. We want someone who wants to help us curate, create, and share articles, videos, innovations, and information in general that industry professionals would want to scroll through during their morning coffee or lunch break and learn something in the process.

    You will work closely with other internal stakeholders including sales, marketing, construction, design, and operations to manage the brand strategy for Nilson Homes. As a Media Coordinator, you will be managing our online customer engagement.

    Responsibilities Include but are not limited to:
    •    Implement the marketing plan
    •    Create INCREDIBLE AND ENGAGING CONTENT
    •    Develop effective social media campaigns
    •    Gather and disseminate market and competitive intelligence
    •    Ensure all media is consistent with Nilson Homes brand messaging
    •    Build relationships internal and external
    •    Research current trends and audience preferences to create engaging content.
    •    Facilitate and manage online conversations with clients including responding to queries or questions and referring clients to sales agents.
    •    Measure, record, and monitor SEO tactics
    •    Facilitate training on proficient social media use for sales team and other coworkers.
    •    Develop and implement social media calendar
    •    Design and research new ways of engaging target markets
    •    Generate buzz for our new home listings
    •    Analyze key metrics for social media ad spends and report ROI
    •    Develop social media tactics in support of Nilson Home’s marketing plan
    •    Develop and deploy successful social media campaigns from ideation to execution
    •    Create engaging media content for social media posts
    •    Build relationships with important company internal and external stakeholders
    •    Develop deep expertise on social media use in industry and share insights with internal stakeholders
    •    Passion for social media and proficiency with major social media platforms and social media management skills
    •    Proficiency with video and photo editing tools, digital media formats, and HTML
    •    Excellent social listening skills
    •    Ability to understand historical, current, and future trends in the digital content and social media space

    Qualities Needed to Be Successful:
    •    Basic understanding of construction and the home building process
    •    Experience in real estate or new home construction
    •    BS/BA Degree in marketing or other relevant discipline preferred
    •     managing an effective marketing strategy and teams in a fast-moving market
    •    Previous social media experience
    •    Ability to deliver unique and engaging social media content
    •    Familiar with online marketing strategies and how to implement them
    •    Great analytical, multitasking, and communication skills
    •    Solid knowledge of social media management tools (e.g. Hootsuite, Sprinklr, etc.)
    •    Demonstrated success working cross-functionally in fast-moving, results-driven organization.
    •    Entrepreneurial spirit and innovation mindset – able to think creatively, act independently and challenge the norm. Proactive work ethic, can-do attitude
    •    Personable and professional in conversation, ability to work as face of the brand.
    •    Proficient knowledge in Microsoft Office 365: Outlook, Excel, Word, Teams

    If noncompliance, quality, and performance are not met the Media Coordinator will receive a Performance Review as follows:

    1.    Verbal Warning during One-on-One meeting with Marketing Manager. Verbal Warning Documented & kept in file.
    2.    Written Improvement Plan and meeting with Marketing Manager. Provide a written outline of lacking performance and corrective action needing improvement with a timeline for potential desirable outcomes and or additional training required or suggested.
    3.    Failure to comply within timeframe outlined would result in reassignment, probation, or termination of employment.
    4.    Human Resource involvement.

    PRE-CONSTRUCTION ADMINISTRATOR

    The Pre-Construction Admin will perform various administrative tasks in support of the Pre-Construction, Purchasing, and Estimating departments at Nilson Homes. The primary focus of the Administrator will be complete and timely submissions, tracking, and communication, both internal and external, required for procurement of building permits - in an effort to support and facilitate the timely and efficient release of homes to Construction. He/she will also be responsible for and assist in various Purchasing & Estimating related tasks, initiatives, and projects.


    RESPONSIBILITIES INCLUDE BUT ARE NOT LIMITED TO:

    • Preparing, submitting and pickup of Construction Building Permits
    • Submitting of and payment for Gas Service Line Agreements
    • Timely and complete submissions for and reporting/tracking of Rebates
    • Processing Invoices and Variance Purchase Orders, as needed
    • Assist in onboarding of new Trades and Suppliers
    • Ensuring Trade Partner insurance documentation is current and compliant
    • Maintaining complete, current and accurate documentation of:
    • Building Permits
    • Impact Fees
    • Trade Partner insurance
    • Generate reporting for Purchasing & Estimating
    • Cross departmental coordination with Drafting, Construction, Accounting
    • Problem solving / Issue Resolution

    OTHER TASKS & DUTIES AS ASSIGNED BY DIR OF PRE-CONSTRUCTION


    • Qualities Needed to Be Successful

    • 1 to 3 years of construction industry experience
    • Proficiency in computer skills and Microsoft Office Applications
    • Experience in use of PlanSwift estimating software or BuilderMT a plus
